About the company:Our client is an International Retailer with a very agressive plan in Russia and CIS. At the moment we are looking for a Head of Acquition based from Moscow.
Job description:- Development of expansion strategy (new stores) for the company (with focus to Moscow region)
- Managing the team of acquisition managers and market research specialist in the process of selecting new sites for the construction of new stores
- Negotiation on commercial terms with LL, Owners, Developers, coordination of work of other relevant department in the process of acquisition (legal, construction, financial, marketing).
- Investigation of the RE, including collecting materials from official authorities for legal and technical DD
- Assesement of risks, connected with acquisition of property.
- Completion of due diligence to evaluate and risk-assess potential sites
- Development of different investment models: FH, LH, investment contracts.
- Valuation of property from the end-user and developer point of view.
- Capex preparation, valuation of attractiviness of the site, valuation of site s profitability,
- Budget preparation of project realization and the project approval by the Board of Directors;
- Developing /maintaining contacts with Developers, Investors, LL, consultants, valuation companies.
- Establishing external partnerships/alliances with other retailers, investors, developers
- Establishing and communicating goals and objectives, define methodologies, tasks, activities and clearly define roles and responsibilities within the department.
- Achieving of 7 openings per year.
- Improving of status for existing RE, meaning purchase of land, contract prolongation, rent re-negotiation, sub-lease of retail space, reconstruction.
- Coordination with authorities in the process of land acquisition, support of construction process at authority level (if required)
- Coordination of work with officials, authorities
Who we are looking for:- Min 5 years of RE experience, and min 3 years in a manager position
- High education, MBA/CCIM/MRICS is a plus
- Experience in business development function in international environment (developer or retailer company)
- Excellent interpersonal and communication skills
- Strategic thinking
- Strong leadership and people management skills that focus on teamwork
- Familiar with the legislation in land acquisitions, knowledge of RE market trends.
- Strong result driven personality, good decision maker
- Strong contacts and wide network of contacts with Developers, consultants, brokers, RE owners, banks, other international big box retailers.
- Fluent English
